Buildings Project Coordinator

Full-time, non-exempt
Salary Mid-high $40k(s)
Monday-Friday 9:00am - 6:00pm
Field based 50% Office Based 50%
To provide high quality project management and support to the Roost field and operations staff. Ensure projects at buildings are carried out successfully and to the satisfaction of residents/owners and Association Boards of Directors. Represent Roost DC as a "best in class" management company in Washington, DC. The buildings project coordinator will be an energetic self-starter. We are looking for someone who will provide consistent project support, track ongoing tasks, interface with clients and vendors professionally. This person will provide support to a team of hands on professionals that collaboratively manage a portfolio of over 60 buildings in the District (and growing). The pace is sometimes (or often) breakneck, yet requires someone with the ability to perform well under pressure and manage time very well.

We focus on the city proper and work with buildings as small as ten units and as large as 100. Every building in our portfolio is part of the fabric of this city.     • Tasks and Responsibilities
       
      • Meet with vendors and contractors on-site to resolve emergency issues at the condos/co-ops and to facilitate diagnosis of problems and solutions.
      • Coordinates and performs routine preventative maintenance and repair to manage completion of tickets and building projects
      • Documents building related issues with notes and photos
      • Identify life and safety items from new building walk through memos and schedule with necessary vendors within one week of the memo being finalized. Those tickets should be completed within the first month of management.
      • Works with Field Director/Chief Rooster to assist in management of larger scale capital improvement projects
      • Make trips to the hardware store, picks up or drops off keys, documents, supplies, and equipment as needed
      • Baseline understanding of construction based project management
      • Perform minor repairs in condo buildings of varying ages (100 years old to brand new construction
      • Ability to track property expenses and bill appropriately (i.e. maintenance supplies and parts
      • Knowledge of DC and the ability to navigate the city
      • Documents building related issues with notes and photos
      • 50% in the field, 50% in the office
      • Weekends and evenings as needed, and on-call
       
     
    • Qualifications
       
    • Ability to solve an array of problems in real time
    • Outstanding project management skills
    • Excellent technical skills
    • Knowledge of or enthusiasm for construction, building systems and the trades
    • Superior organization, time management, and problem solving skills
    • Superior customer service skills, including the ability to manage difficult clients
    • Ability to work independently and is self-directive
    • Ability to communicate clearly and accurately to a range of audiences, both verbally and in writing
    • Ability to track property expenses and bill appropriately (i.e. maintenance supplies and parts)
    • Able to work indoors and outdoors, able to lift 75lbs+
    • Excellent scheduling and coordination skills
    • 50% in the field, 50% in the office
    • Ability to be on-call and respond to emergencies as they arise
    • Ability to work a flexible schedule to include weekends, evening and holidays if needed
    • Strong interpersonal skills
    • Knowledge of Apple systems, computers and iPads
    • Ability to quickly learn property management software and tools including Dropbox, Google Docs, Calendar and Microsoft Office
    • Strong knowledge of DC
    • Has own vehicle and ability to drive around DC
    • 2-3 years of work experience
    • Trade certifications a plus!
    • Experience in building maintenance and/or construction
