Renters often get a bad rap. But most, if not all of us have rented during our lifetime.

We believe all residents have the opportunity to contribute to and foster a positive, engaged community no matter their status. And some, as we all know, will challenge the status quo.
To set the stage for the most harmonious community, clear expectations and protocols are important:
  • Ensure all incoming residents have a copy of the current house rules + regulations
  • Require any unit lease be filed by the unit owner with the management company and ensure it adheres to the bylaws
  • Require complete contact information for all tenants, property manager (if applicable) and permanent mailing address for unit owner
  • Determine the move in/out rules for residents; be clear and consistent
  • Capture a move in/out fee to cover the expense of damages and administration for each new resident
  • Be clear on moving restrictions (day of the week, hours, etc)
  • Ensure any resident with a pet(s) is clear on the rules for animals
  • Consider working with counsel to draft and implement a lease addendum that allows the Association to collect monies directly from the tenant if a Unit Owner falls behind in condo fee payments; also acknowledged copy of house rules was received and understands responsibilities, including any fines for violations.
